When you send a client to another market, you are handing over your reputation, not just a transaction. Your client gets the same attention I give my own, you get updates without chasing me, and when the file closes, the relationship goes back to you.
For fellow brokers
I have lived here my whole life and worked through multiple cycles. I know the neighborhoods, the inspectors, and the title reps.
I ran transaction operations behind teams that closed thousands of files. Nothing sits, and problems surface early enough to solve.
WUCIOA condominiums. Estate, trust, and probate. Septic, well, and permitting issues. Land and new construction.
Contract, inspection, appraisal, financing, closing. If something goes sideways, you hear it from me first.
I place clients out of state regularly and I am particular about who receives them. If you work a market I send business to, tell me.
I am not building a database off your referrals. After closing, your client knows exactly who sent them and why that was a good decision.
Call, text, or email with your client's name, contact information, timeline, and anything I should know before I reach out.
Before I make contact, we put the terms in writing so there is no ambiguity later.
Usually much sooner. Your client should never wonder whether the handoff happened.
Milestone updates through closing, plus a heads up any time something changes materially.
Twenty five percent of the gross commission earned, disbursed to your brokerage at settlement with documentation. Different terms can be negotiated before anything is signed.

What to include
Referrals out
Over twenty five years in this industry, I have built a referral network spanning the country and beyond. When you tell me where you are headed, I start there, then I research: designations and specialty training, years in that specific market, current activity in your price point, and how they handle the kind of transaction you are walking into.
You get two or three agents I would trust with my own clients, along with why I chose each one. Then I check in through closing. If the fit is wrong, we fix it.
There is no cost to you. The receiving agent pays a referral fee out of their commission at closing.
Tell me where you are headed.
