If you've been waiting for the right moment to buy, fall may offer more advantages than you'd expect, especially here in the Puget Sound region.
According to Realtor.com's 2026 Best Time to Buy Report, the best week to buy nationally is September 27 to October 3. But local markets follow their own seasonal rhythm, and for the Seattle-Tacoma-Bellevue metro, which includes King, Snohomish, and Pierce counties, the best week falls later, October 18 to 24.
Why Fall Favors Buyers
Housing activity typically picks up in spring and peaks in summer, when many families try to move before the new school year. Once school starts, demand tapers off. Homes that are still on the market tend to sit longer, and sellers become more open to negotiating.
What the Numbers Show for Our Area
Based on historical trends, Seattle's best week to buy typically brings:
- About 32% more homes for sale than an average week
- Roughly half the buyer competition compared to the peak, based on views per listing
- Listing prices about 7.5% below the seasonal high
- Homes staying on the market about three weeks longer than at the peak pace
- About 16% more new listings than an average week
Among the 50 largest metros in the country, Seattle ranks first for both inventory and reduced competition during its best week.
What About Mortgage Rates?
Rates are still higher than many buyers would like, and seasonal trends don't change that. The report doesn't factor in rates because they don't follow a seasonal pattern. But more choices, softer pricing, and more room to negotiate can help offset some of the pressure on your budget.
Buying Earlier vs. Later in the Season
If having the most options matters most to you, it can pay to start earlier in the fall, when fresh listings are still coming on. If price is your top priority, waiting until later in the season may bring more savings, with fewer homes to choose from. The right timing depends on what matters most to you.
Getting Ready Now
You don't need to hit one exact week. Conditions typically favor buyers through much of the fall, so use the time now to:
- Get preapproved so you know your budget and can act quickly
- If you need to sell before you buy, see what your home is worth so you can plan both moves together
- Narrow down the neighborhoods you're considering, and start browsing homes for sale to get a feel for what's out there
- Run your numbers at a few different rates so there are no surprises
